Andover In Hampshire, A Town For History Lovers And More
Article by Simon Haughtone
While all English people are reputed to be avid tea drinkers, Andover in Hampshire is well known for the fact that Twinings Tea was based there until 2003. This town is situated approximately 1 hour and twenty minutes away from London By train. It is also still the home of mostly light industry. However, many people who live in Andover actually work in the City of London and commute daily by train.
This town has been identified as one of the four major areas for development in Hampshire. The population is more than 52 000, but this will more than likely increase along with the plans for housing growth. It is situated on the River Anton approximately 18.5 miles from Basingstoke.
One of the most interesting places for visitors to Andover is the Town Museum. It is an Iron Age museum based in the old Grammar School which was founded in 1986. Most of the finds housed in the museum come from the nearby excavations at Danebury Hill Fort. The town has a history going as far back as 950 AD when King Edred reputedly built a hunting lodge there. Apparently King Edgar also made use of this hunting lodge and he even called a meeting of the Saxon Parliament there in 962 AD.
Interestingly enough during the time the Doomesday Book was written in 1086, Andover had a population of 107 males and more than likely around 500 inhabitants in total (quite a large settlement for the times). If you think about it relatively speaking, the town has not really grown that much population wise in just under 1 000 years of existence!
Andover remained a small British Market town up until the building of a shopping centre in the 1980′s with this development, also cam more housing. However this quaint town has retained its sense of history and one of the oldest standing mills in the UK is still present there. Rooksbury Mill was first mentioned in the 17th century, however there is evidence that water mills existed in Andover as far back as the eleventh century. This particular mill functioned as a flour mill. It was restored by new owners in 2003 after being destroyed in an arson attack.

How To Get More Out Of Your Real Estate Agent
In this article I would like to discuss several tips, tricks, and tactics that you can use to get more out of your real estate agent than you thought was possible.
Buying a new home can be difficult under the best of circumstances and sometimes it can be downright impossible. One resource that you have at your disposal is your real estate agent and in many cases most people don’t take advantage of the real estate agent as much as they could or should. In this article I want to give you a few tips that you can use to get the most out of your real estate agent.
First, use your agent to find out if the neighborhood is safe. Most agents won’t come right out and tell you whether or not a neighborhood is unsafe because there are some laws involved in what they can and can’t say. Imagine if you your agent told you that your neighborhood was safe and two weeks later you got mugged… you could then sue them probably.
You can, however, ask your agent to call the local police department’s community relations officer and ask for a local crime statistics report. These things are public record and your real estate agent can easily track that down for you and relay the information in the report.

When you buy a new home, one of the most important things most people are worried about is whether or not the property will increase in value over time. Real estate agents really don’t like to offer opinions about whether a house will increase or decrease in value for obvious reasons. But you can have your agent create a report of the past history of the home as well as the price history of homes in the surrounding area for the last 3 to 5 years. You can also ask them to create a report on the average time it is taken to sell a house. One to two months is usually a good time frame, anything more than that can be a warning sign.
You can also ask your agent to create a report on the average difference between the asking price and the selling price of homes in the area within the last few years. And you can also ask your agent to create a report on the mean or average price of homes in the area to see whether it has moved up or down over the last few years.
Finally you can use your agent to find out if there are any problems in the house. Half of the states in America are not required by law to provide disclosure statements to buyers letting them know about potential problems, however all the states in America require real estate agents to pass along any information that has been disclosed to them by the seller.
So there you have several very simple and quick tricks and tactics and tips that you can use to get more out of your real estate agent than you thought was possible. Buying a home is a major decision for most Americans and the more information you have at your disposal the better off you will be in the long run.

Home stagers make more money than real estate agents
I read a post on Active Rain written by a real estate agent fed up with people trying to work out his paycheck by multiplying the price of a house he was selling by 6%. Everyone assumes he must be filthy rich and he said in his post that many agents do the same type of math, lulling themselves into a world of delusion where they believe they’re actually doing okay. He stated (and I agree) that this is a dangerous perception that will lead to bankruptcy.
The real estate agent in the article worked out his hourly wage. He figured out all of the fees that he has to pay his broker and added that in with his other bills including: Car payment/maintenance/fuel, etc., cell phone bill and other utilities, desk fees, signage, office supplies, assistant’s salary, referral fees, gifts, registration fees, business meals, apparel, health insurance, taxes, promotional items, marketing and the list goes on and on and on.
When he got that big number and figured it all out – including the fact that most times there are two agents sharing that 6% commission which is now more often 5% – and he wrote down the number of hours he works (roughly 14 or so a day), he discovered after doing his calculations that he was actually only earning /hour.
]]>
This real estate agent was one of the top producing agents in his office. I suspect that most agents are actually earning closer to half of that number, especially those who are new to the business.
Home stagers have a much higher earning potential than this. In my second year as a home stager I was earning up to ,000 a month and unlike real estate agents, home stagers don’t have to worry about starving to death in a “slow real estate market” because no matter what the market is doing, home staging still works.
If you’re a real estate agent giving away free home staging advice to your clients, did you ever stop to consider that your passion for interior design and talent for home staging could make you a lot more money than collecting real estate commissions?
Depending on where you live, you can earn anywhere from 0 to 0 for a single home staging consultation. And your only real expenses are your fuel because everything else is billed to the client. Remember, that’s only the money you’re making from home staging consultations, that’s not even counting what you can earn if you actually turn some of those consultations into full-blown home staging projects.
Real estate agents, are you giving away your valuable home staging knowledge for free when it could be earning you tens of thousands of dollars per year? If so, you will benefit from reading Debra Gould’s free report about why home staging works in any economy (opposed to how it works in real estate) titled, “Can I grow a home staging business in a depressed economy?”

What you Need to Know About SEO in Real Estate Businesses for More Leads
Today, buyers need not look further than their desktop computers or laptop to search for real estate properties. That’s why real estate agents develop web sites on top of their traditional advertisements in the hopes of generating real estate leads online.
After creating a real estate website, the next concern of a real estate agent is to come up with effective strategies that will make the site generate real estate leads. Two of the challenges that most real estate agents face in developing a lead generating website is driving traffic into the site and converting these visitors into real estate leads. Although it may sound simple, it actually requires a lot of time and financial resources in planning and devising online marketing strategies that will work.
How to Get More Visitors to Your Website
There are many ways to drive traffic to your site. You can use Pay per Click advertising, which is hosted by Yahoo, MSN or Google. All you have to do is set up a PPC account, name the search terms or keywords that you want to direct to you (ex. real estate, online real estate agent), and then come up with a short ad for your website.
When someone searches using one of your search terms, you ad will then appear in the Sponsored Link area on the results page. If potential real estate leads click on the link for your ad, you will be charged for it. But because of the cost involved, it’s not efficient to rely on this method alone in driving traffic to your site.
The best way to get more traffic, and hopefully real estate leads is to use SEO or search engine optimization to get a higher ranking in the search engine results page. If someone searches using one of your search terms, your website will be listed in the results page itself, and not just in the Sponsored Link area.
How to Convert Visitors into Real Estate Leads
Your website design should motivate the visitors to stay much longer in your site, and hopefully become real estate leads. To do so, your website should provide the necessary information and research tools that will help buyers search for homes and other properties. This increases the chances of converting your visitors into real estate leads.
First, come up with an effective website design. This means you take everything into consideration, from the layout, navigation, aesthetic appeal, optimization, and quality content, among others. A first-time visitor should feel welcome in your website and should want to stay much longer to explore. Your contact information should also be easy to find.
To convert visitors into real estate leads, provide value. Allow them access to real estate information and search tools even without registering. Then, if they fully trust you and perceive the service you offer to be valuable, you can require them to register to access special features. You can then check on them and call them using the email address they provide or contact numbers. The rest depends on your marketing skills in converting real estate leads into clients.

Do Real Estate Agents Deserve More Credit?
Do real estate agents deserve more credit? You see a lot of polls asking buyers and sellers about all sorts of real estate related topics but a great poll would be perhaps a poll asking the buyer or seller if they think they could sell their home or buy a home without the aid of a Realtor. The results would be quite interesting.
The answer to that question of course will vary from person to person and the answers would depend on whether or not a buyer or seller had ever tried to sell their home on their own, had tried to buy a home on their own, and if they had worked with a real estate agent in the past, a good determining factor of what answer they give would depend on what level of service the real estate agent gave to that particular client
What determines a bad job? A seller might say their Realtor did a bad job because their house didn’t sell. The statement may be true but some key reasons as to why the house didn’t sell come in to play. Did the house not sell because the agent did not market the home properly? Or did the house not sell because after several attempts on the real estate agent’s part to get the price reduced on the home, met with nothing but the unwillingness to budge from the price, l could be another reason why the house didn’t sell. But is that the fault of the seller being un reasonable or that fault of the real estate agent not being aggressive enough or informing the seller the reason FOR the price reductions. One might argue it is both sides fault.
It appears that there is a stigma surrounding the role of a real estate agent. They are sometimes referred to as money hungry grubbing parasites, they are not out for the client’s best interest, or they don’t have anything to do with the sale of the home once it is in contract.
The role of a real estate agent is far more complex than one might think. If an agent is hired as a listing agent when someone is selling a home, the agent’s first priority is to market the property, bring prospects to the home and get a qualified buyer to place an offer on the home. That is their first duty.
Their second duty is to help facilitate an agreement between buyer through the buyer’s agent and the seller. Once all negotiations are complete (in some states that is considered the attorney review period whereas in other states the contract is fully executed before it goes through an attorney review period).
Their third duty and ongoing duty until the closing table is to make sure each party has been taking care of their part. In other words, the attorneys are communicating, the mortgage company is not lagging behind in obtaining a commitment or appraisal on the property, all deposit monies have been received and placed in escrow, and so on.
Many agents will argue which type of real estate agent has more work cut out for them, a listing agent or a buyers agent. That is a great question, for the buyer agent has a lot of up front foot work with their buyer before a home is even chosen or a contract on the table, whereas without the hard work of a listing agent obtaining the house listing for the buyer’s agent to sell what would the buyer’s agent have to show?
Each side has good points. There is no right and wrong answer to that, both types of agents are important for a successful real estate transaction.
So the question still stands. Do real estate agents deserve more credit? Since generalizing is never fair in any industry, in conclusion, the answer is not defined, rather than a good conversation that could lead to debate.

Houses and Condos for Sale Failed to Attract More Buyers Last Year
Sales of residential properties, including condos for sale, declined in Louisville, Kentucky, last year compared with the 2009 period. Housing sales did record an upswing in the first six months of 2010, according to realtors, as homebuyers take advantage of the federal government’s tax credit program. However, the full year total still showed a decline from one year ago.
The same happened to most areas of Kentucky, with foreclosed homes in London KY and non-foreclosed houses in other areas of the state selling well in the first half of 2010 and declining at the second half. Based on year-end housing data, sales of residential properties in Louisville dropped by 1.8% last year compared with 2009 figures.
A total of 11,442 housing units, including non-foreclosed and homes under Kentucky foreclosure listings, was sold in Louisville last year, according to the Greater Louisville Association of Realtors. Despite posting a lower sales total in 2010, the median selling price of houses for the period rose to 8,000 compared with the 2009 median rate of 2,000.
For majority of local realtors, the decline in residential property sales, including figures for condos for sale, is not as bad as in other metro areas of the U.S. They stated that a drop of less than 2% is still good, considering that last year was one of the worst periods on record for the U.S. housing market. In addition, median price in Louisville recorded an increase, something that was very uncommon among major housing markets last year.
In the first half of 2010, the number of home foreclosures and non-foreclosed dwellings that were purchased by buyers outpaced the 2009 sales volume by around 29%. However, sales totals declined considerably once the tax credit expired, with the second half of 2010 posting a 24% drop in sales. Analysts stated that the tax credit only changed buyers’ purchase schedules and that full year data still demonstrates the real condition of the metro area’s housing market.
All in all, realtors are mostly pleased with how the Louisville housing market fared last year. They stated that buyers will purchase higher numbers of houses and condos for sale in 2012, with 2011 likely to remain flat compared with 2010.
Marketing 3.0: A Powerful New Way Build Your Business & Land More Customers
When you think of it, what we thought of as media exposure not so many years ago has completely morphed and changed. Warhol would be proud. Not only is everyone going for their fifteen minutes, they’re now shooting for an hour. What made it into the media used to be decided by a handful that controlled what we saw, heard and read; now all of that has changed. But as the outlets have changed and the media terrain has morphed, the market has become so diffused that it’s more and more challenging to find a venue that 1) gives real information and 2) reaches a specific audience or market. TV shows and print publications that used to be the public’s main sources for news, politics, entertainment and information no longer have the reach or the impact they once did. Those outlets that once served as the primary venue for exposure are no longer the powerhouses they once were. But, they are still tremendously important and need to be a part of your promotional or marketing campaign. The traditional outlets are morphing. Newspapers are folding; more information in going online, but simply promoting yourself or your company on the Internet is not the end-all marketing-wise. Neither advertising nor straight Internet marketing offers the validation and legitimacy of traditional PR. That’s primarily due to the fact that anyone can post information on the net. There is very little vetting and fact checking. Overall, the Internet is Wild West of information, and although marketing online may get your message out there, it alone is not enough. To begin with, simply being on the net is not enough, you need to drive traffic to your information, But more importantly, that type of exposure seldom offers you the credibility, validation or build brand trust as being featured as a news story will. The most effective approach is a strategic marketing mix. You can reach your target market and gain validation and credibility through effective PR, and then utilize the Internet to amplify and maximize your message. That is the marketing strategy that you now need in order to build your business, land more customers and make more money.
