Several years ago, a couple purchased 40 acres of land that had beautiful hills, lush trees, and two pastures perfect for building a home.  To get to the top pasture, there was a winding driveway – partly gravel, partly packed dirt – that went for about ¼ of a mile through some woods along the top of a hill. At the bottom of the hill was an old creek bed that had historically been a part of the old Vincennes Trail that led from Chicago to Vincennes, Indiana, then on to Louisville, Kentucky. The trail was used by settlers as they pushed west, expanding their presence across the nation.

This 40-acre tract of real estate belonged to my parents after my grandfather passed away. He had originally bought it from his wife’s inheritance back in a time when men women did not have a say in how their money was spent. My grandmother never did care for the land, but she might have had spent some time in the peaceful surroundings.

When my parents realized they would not retire on this beautiful acreage, they offered it for sale and accepted a real estate land contract where the buyer was to make monthly payments, essentially deferring the final purchase until all payments were made in full. At that point, the deed of trust would be transferred to the buyer.

After the paperwork had been signed, the first payment was received but then they stopped. After a month, they received a phone call from a thankfully curious neighbor, “Did you know there are logging trucks pulling down trees?”

My parents were able to get an emergency injunction against the logging company to stop all work. The logging company had already paid the buyer in full – over ,000 – for the beautiful trees and they had only taken about a third of them.

The courts further ruled that the buyer had committed a felony and a warrant was issued for his arrest, but on behalf of my parents who lost the beautiful trees and for the logging company out about ,000 for the trees they never cut. But the buyer had fled with the money to Florida and as of now – 20 years later – no arrest has been made.

There are times when a court does need to get involved in a real estate transaction, and they will rule in favor of the contract. When you buy or sell real estate, be sure that a qualified real estate agent reviews it.  If it is a transaction outside their normal area of expertise (like a land contract v. outright purchase), always have an attorney review the document before signing. The Indiana attorney that my parents used thought to have the no-logging clause placed and the Indiana courts upheld the letter of the contract.

Indiana courts have long protected the rights of consumers in a fair and equitable way, especially regarding real estate transactions.

Get ready Arnold, because Indiana is about to crush California. I’m not talking about violent fighting, I’m talking about a better place to live. Sure, California has some of the most beautiful coastlines in the world. And yes, they may have some of the most gorgeous beaches and it is home to some of the world’s most famous celebrities. The Housing Opportunity Index released by NAHB and Wells Fargo measures the number of homes sold in any given area that are affordable to families who are earning that particular area’s median income. In order to be considered affordable, the actual housing expenses, which include property taxes, insurance, and mortgage payment, must not exceed 28 percent of the income. The Indianapolis Real Estate Market, particularly the housing market, was voted the most affordable in the country, which is quite an accomplishment.
In and around Indianapolis, an astonishing 86 percent of homes that were sold in 2006 were sold at or below the city’s median income which was $65,100 in 2006. So, someone earning the city’s median income could afford to buy 86 percent of the homes that were sold. That statistic alone makes the Indianapolis Real Estate Market a very attractive place.
On the other hand, a mere 1.8 percent of all the homes sold in Las Angeles were affordable to the people earning the city’s median income, which was $56,200. Sorry Arnold, the statistics speak for themselves and the statistics deem Indianapolis Real Estate very affordable for its citizens. Oh, I forgot to mention that Las Angeles is not the only city in California that was on the least affordable list. Santa Ana, Anaheim, Irvine, Modesto, Stockton, San Marcos, Carlsbad, and San Diego are the other big cities in California that accompanied Las Angeles on the list.

The Feast of the Hunters Moon (West Lafayette) recreates the yearly gathering of the French and native Americans. This is held early in autumn along the banks of the Wabash River. During the celebration, thousands of people hear the reports of rifles; smell wood smoke while they have fun watching the reenactment.
Strawberry Festival (Crawfordsville) is celebrated on the second week of June when strawberries abound. Various activities enliven up the festival – there are talent contests, food vendors, craft booths and live entertainment.
There are also different scarecrow festivals in Indiana. In Wanatah, the festival is held every September. Different booths are set up showcasing culinary displays and handicrafts.
Every July 7 and 8 the people of Delphi celebrate the Canal Days Festival. The festival is celebrated with a grand parade. Food, music, and displays are abundant.
In Winamac, Indiana antique tractors take the stage during the annual Antique Power Show. Held at the city park, people will be beholding antiques and other collectibles from tractors to the horse pull. This is held every July.
Little children enjoy the celebration of Swiss Days. The highlight of the celebration are plentiful children’s activities. Swiss foods are sold and sampled. Swiss Days are also celebrated every July.
The August Fun Fest by the River feature a 350 car cruise-in. Live bands spice up the celebration. Crafts and food are available for sale. Entertainment is available for everybody of all ages. The festival is held in the Victorian Village, North Manchester.
