The Life Aquatic – a home to float your boat.
Article by Jamie Mathwig
Maybe it’s a direct result of the current housing crisis, or perhaps there are more esoteric reasons at work, but an increasing number of North Americans are taking to life on the water. The popularity in houseboats has been gaining momentum and in many parts of the US and Canada, these floating abodes represent the ultimate in chic living.
And now Minnesota developer David Nelson, has his sights set on launching a floating condo block that will cruise the waterways of the US. This proposed vessel, to be called The Marquette and due for completion in 2012, will house 180 two-bed condo units, and will be aimed primarily at retirees. With on board facilities to include a golf course, theaters, restaurants and shopping, condos will be available as full-time or partial residencies. The nautical community will visit cities such as New Orleans and Nashville, giving condo owners the chance to travel, while in the comfort of their own home.
Hardly a new thing, houseboats of varying kinds have been in use for centuries around the globe, and this aquatic lifestyle has been popular in parts of the US for well over a hundred years. Lake Cumberland, in Kentucky, proudly claims to be the houseboat capital of the world while significant floating communities have been established in Seattle, Washington since the early 20th century. Other notable houseboat neighborhoods can be found in Portland, Oregon and Sausalito, California. In much of Minnesota the trend is, generally, for recreational houseboat use, as opposed to permanent residence, although some may be found on the Mississippi.
Although many houseboat owners remain elegantly moored in one spot, others take full advantage of their foundation-free dwellings and utilize their portability for changing the scenery outside the galley window, exploring the lakes and rivers that represent their unique neighborhood. On the other side of the pond, so to speak, the UK’s narrowboat owners take this one step further. There, they leisurely exploit a vast network of canals, built for transportation during the Industrial Revolution in the mid-18th century, traveling the 2000 miles of waterways that crisscross the length and breadth of the British Isles. Similarly, the owners of some 10,000 houseboats in the Netherlands enjoy the miles of open canals, that thread through the delightful Dutch countryside.
At any one time there are numerous houseboats for sale around the US. There are countless sizes, shapes and varieties out there; from impressive, permanently moored, floating homes to smaller, trailerable vacation models, and everything imaginable in between. One can buy new, or even have a houseboat built to exact specifications or, particularly in the current economy, get a good deal on a used one.
As with any kind of real estate, there are serious issues and pitfalls to be considered when looking into purchasing a house boat. It is essential to do plenty of research into the practicalities of life on the water. It may seem like a romantic way to live, but it’s well worth speaking to a number of people who experience it on a daily basis to get a true idea of what it entails. And a survey is absolutely imperative, as boats constructed of certain materials are more prone to deterioration than others, and repairs can be costly. Insurance, too, can be seriously problematic with some types of houseboat.
Used houseboats can be found from a few thousand dollars for a real fixer-upper, to well over two million dollars for a top of the range property in a great location. The appeal seems obvious, the psychological advantage of freeing oneself from the regular ‘bricks and mortar’ lifestyle, and feeling more in tune with one’s surroundings must be a strong incentive. With people all around the country dealing with the stress that comes with living through a struggling economy, no wonder the current market for houseboats is, in keeping with the properties themselves, so buoyant.

Be Free of All Insects in Your Home or Apartment
There must be an easier way
Do you get infested on a seasonal basis with ants, or maybe semi-permanent roaches and whether you live in your own home or apartment find yourself calling an exterminator finding that after even a few weeks go by having to call them again for a return sweep. And what about an infestation of bed bugs. They are very difficult to get rid of and sometimes even your bed linen and clothes has to be discarded at great expense to you and your family. I have heard of families having to find another place to live in order for professional exterminators to come in and go through their whole appartment with toxic sprays. Some types of extermination methods wrap the whole multiple apartment building with a strong plastic wrap type material and then heating the interier of each appartment to a temperature of 220 degrees fahrenheit for several hours. At this temperature bed bugs are supposed to be killed. They were not always exterminated the first time around. Some tenants ended up leaving their appartment permanently after having to discard much of their recently purchased belongings.
There is an easier way
Several months ago after searching the internet for safe ways to exterminate the bed bug and possibly a whole line of other insects that invade people’s homes and appartments. It took me a while but with some persistance I came accross a product being used in the filtration of fat in deep fryers along with filtering the water of outdoor and indoor pools. The product itself also advertised its ability to kill ants, roaches, fleas, silverfish and earwigs, but there was no mention of its ability to snuff out the pesty beg bug. A couple of days later I called the manufacturer and was told that the substance, DE [diatomaceous earth] would kill this elusive bug. It accomplishes this action through dehydration. I was told that because the DE powder is extremely fine and to wear a mask if I decided to use it for this purpose.
Is there a special process that will kill these bugs?
Knowing of a kneighbor having a problem with “bed bugs” I decided to try it out. I was going to purchase an empty fine mist spray bottle but after some conversation with the DE manufacturer and being told that this would not work for spraying the DE into the walls at the switch plates and outlets in order to squirt a clout of this fine powder into the walls in order to cover some of the wires. I found that the only thing I could use was an adapted ketchup squirt container also used for mustard. I would first remove the switch or outlet cover plate, tip the almost filled container on its side while plugging the opening with my finger. I pointed the opening at the switch mounting in the wall and abruptly squeesed it. A cloud of the powder was directed into the wall. The plate was replaced and this procedure was repeated with all other switches and outlets throughout every room in the appartment. It took a few days, the package says about a week and the intruders began dissapearing. The cost for a one and a half pound box was about .00. It takes some elbow greese but you can’t beat the cost. Just do a search for DE [diatomacious earth] and you’ll find a few sources.

Choose the Right Real Estate Agent to List your Home in Peters Township PA
Article by William Hauselberg
When searching for Peters Township real estate agents to list your home, there are numerous factors to consider. Selling your home is an important step and is not something that should be undertaken without ensuring you are working with an experienced agent. The right real estate agent can not only help to make the process much easier, but can also help to ensure you receive the highest price for your home in the least amount of time possible.
Consider Experience in Choosing an Agent
One of the more important questions to ask any Peters Township real estate agents you are considering hiring is how many sales they have handled. An agent new to the real estate business may be able to bring enthusiasm to the table, but it is also important to look for agents that have experience in handling Peters Township home sales. An experienced real estate agent will be most familiar with all of the neighborhoods in the local area, such as McMurray and Venetia as well as the surrounding neighborhoods of Union Township, Cecil Township, Nottingham Township, Bethel Park, Upper St. Clair and North Strabane Township.
As a result, they will be in the best position to understand the competition your home will face when it goes on the market. Not only will an experienced agent be familiar with area neighborhoods and the local market, but they will also be familiar with local lenders, real estate attorneys and title companies. This can help to ensure a smooth closing process once you have a buyer and sales contract for your home.
Look for Personal Interest in an Agent
While experience is certainly important when choosing a Peters Township real estate agent, it is also important to look for an agent that takes a genuine interest in the sale of your home. Avoid choosing an agent who views the sale of your home as just another number or commission to them. Take the time to find out how long the agent takes to return your calls. Move on from any agents that are difficult to reach and/or do not return your calls. Ask for references from other sellers who have used that agent for their Peters Township home sales. While these steps can take some time, they are definitely worth the effort in the long run to help you find the right real estate agent to help you in selling your Peters Township home.

What Good Sandpoint Idaho Real Estate Agents Should Do for Your When Selling Your Home
Sandpoint, Idaho is a beautiful place to live, and the area has been growing like crazy, especially over the last 20 years. Moving to Sandpoint has been a dream come true for many people. Perhaps you live in Sandpoint already and want to move out of town to the country or to a bigger house. These are a just few reasons why as a seller you need to contact any one of many Sandpoint Idaho real estate agents.
When getting ready to sell your house, what should your real estate agent do for you? What type of services should they offer to earn their commission? Let’s take a look at some of the services that Sandpoint Idaho real estate agents could provide.
Comparative Market Analysis (CMA) is something that all Sandpoint Real estate agents should offer. This is different from a full appraisal. A comparative market analysis gives you an estimate of your homes value compared to other similar homes on the market. It will look at homes that have sold over the last year as well as ones currently on the market. I would recommend talking to anywhere from three to five Sandpoint Idaho real estate agents for a CMA before choosing one to sell your house. We had three CMA’s done on our house a year ago, and the sale price that the three agents suggested differed by almost ,000. But this doesn’t necessarily mean that you should list with the agent that quotes the highest price.
]]>
A good agent should offer good tips to help you make your home more marketable. This may mean a bit of fix up here and there, or just how to pack up unneeded items to help your house look more spacious and livable.
Exposure of your home through various media to reach prospective buyers. This should include listing your home with the Multiple Listing Service (MLS) so all agents in the area are aware that you house is for sale, listing in a local real estate publication, online listing on their web site, newspaper exposure, and any flyers or pamphlets. Exposure includes taking pictures and writing descriptions. Advertising is usually the biggest outside expense to list a property for sale.
Place a “For Sale” sign on your property with all needed contact information, and preferably with a flyer giving some basic details about your home for potential buyers to pick up. This is especially helpful for buyers who are driving around looking at possible neighborhoods to live in and homes to buy, it will help them to remember your house from others they may see.
Holding and Open House to show the property
Sandpoint Idaho real estate agents should provide you with a real property condition disclosure form to complete (necessary by most State laws) and any other needed forms.
They should be available as a contact person to answer any questions about the property, they should set appointments and show the house to prospective buyers.
They should prescreen buyers to ensure that they are financially able to purchase your home. This really helps to stream line the purchase process and save you time from entertaining offers from buyers who cannot qualify to buy your home.
Your Sandpoint Idaho real estate agents should represent your best interest when negotiating sale price. They should prepare all standard real estate purchase contract paperwork.
The agent will hold any earnest payment check in escrow from the buyer until closing.
Good luck as you choose one of the many Sandpoint Idaho real estate agents available to help sell your home, most are very good and competent in what they do, so find one that you like and can work well with for the long haul.

Destin Foreclosures -Sell Your Home Fast!
Destin Real Estate – For Sale By Owner
Destin is a competitive market to sell a home or condo. The average house is on the market over 6 months. Wow! That is a long time to be in limbo waiting for your house to sell?
Real Estate agents are frustrated that their homes are not selling as they are looking for their big paychecks when they do. But, what are they actually doing for you and your home and for themselves?
You see, they are NOT natural marketers and have been taught what to do to sell your home. They do exactly the same for each property and list it in the MLS listings as well as a few other places.
Some of the other big real estate directories pick them up from there and they all try and take their piece of your profits.
But, if you are searching for a home online where do you go? Do you go to Homes.com, Realtor.com, Zillow, Trulia or RealEstate.yahoo?
No!
You don’t know about any of those sites yet. You do a search in Google or Youtube for what you want. For example “Destin homes for sale by owner”.
Most of the time you will get results back from aggregator sites like the ones above because they have so many backlinks to their page, Google sees them as the authority.
But, you can rank well for your SPECIFIC keywords too and can climb above these real estate monopolies with some internet marketing knowledge.
That is how you get targeted buyers to look at your home.
Most real estate companies have a hard enough time trying to market their own BUSINESS, they don’t have the time to put in all this work (and yes, it does require a lot of work) into each and every individual house they are trying to sell.
That’s why it is better to put a team of internet marketing experts to work to sell your home online. They know from years of learning and testing how to get your homes seen on the internet and they know what is working now!
Truth is, most real estate companies have been using the same failing system to market their houses for years online, while real internet marketers know those strategies don’t work that well anymore.
The fact is, 99% of all homes sold begin with an online search so,
Let me ask you a question…
If you were sick and in the need of a doctor quick, would you go to a medical doctor or a doctor of psychology?
Of course, you go to the medical doctor because they are best qualified to deal with your problem.
So again, if you are trying to sell your home, do you go to an internet marketing expert who specializes in finding BUYERS online, or do you go to a real estate agent, who may have done NO MARKETING in their life, but knows how to LIST a house?
Who are you going to trust with one of the biggest decision in your life?
The real estate market MUST change if they want to continue to compete with each other. Otherwise, for sale by owner and internet marketer may take over the industry.

Real Estate: What To Know When Buying Your First Home
You should hire a good real estate agent to walk you through the process. A good agent is the one that has time for you and can cater to all of your needs. When you’re buying your first home, you should know things like the mortgage process and requirements, fees, closing cost, negotiations, and pricing. Once you’re familiar with these things you can negotiate for a better price. People are less likely to confuse you if you know what each process means.
When you’re first searching for a home, you should find one in a safe location that has many close amenities. This will make it an ideal long term home for you and your family. It can be near work and shopping centers. You should stay away from crime driven areas. You should do research well on the area that you’re going to purchase your home. Once you have decided on a home you can move on to the mortgage process. You should have all the paper work and payments ready for the lender. They would required your previous year of work pay stubs, bank account records, income tax, credit reports, and your spouse as well before they proceed with the loan. You have to have all the required documents so you can show it to your broker.
When dealing with a broker, you should ask for lower administrative fees if possible. Negotiation will help you save money during the process. You should negotiate as much as you can and this process can be done with a broker. You should look at your interest rate once a loan is offered to you. You should look at the terms of your loan and make sure that you agree with it. You should read your contract carefully before you sign it since you can’t reverse it after you sign it. The small fine print takes everything away. You can also hire an attorney to review the mortgage paper work for you. You should also note any repair on contract and its cost with regarding to the damages in the home. Once you live in the home, you can look for opportunity to refinance once the interest rate has dropped. You should also look out for hidden fees because that’s negotiable or shouldn’t be there.

Home stagers make more money than real estate agents
I read a post on Active Rain written by a real estate agent fed up with people trying to work out his paycheck by multiplying the price of a house he was selling by 6%. Everyone assumes he must be filthy rich and he said in his post that many agents do the same type of math, lulling themselves into a world of delusion where they believe they’re actually doing okay. He stated (and I agree) that this is a dangerous perception that will lead to bankruptcy.
The real estate agent in the article worked out his hourly wage. He figured out all of the fees that he has to pay his broker and added that in with his other bills including: Car payment/maintenance/fuel, etc., cell phone bill and other utilities, desk fees, signage, office supplies, assistant’s salary, referral fees, gifts, registration fees, business meals, apparel, health insurance, taxes, promotional items, marketing and the list goes on and on and on.
When he got that big number and figured it all out – including the fact that most times there are two agents sharing that 6% commission which is now more often 5% – and he wrote down the number of hours he works (roughly 14 or so a day), he discovered after doing his calculations that he was actually only earning /hour.
]]>
This real estate agent was one of the top producing agents in his office. I suspect that most agents are actually earning closer to half of that number, especially those who are new to the business.
Home stagers have a much higher earning potential than this. In my second year as a home stager I was earning up to ,000 a month and unlike real estate agents, home stagers don’t have to worry about starving to death in a “slow real estate market” because no matter what the market is doing, home staging still works.
If you’re a real estate agent giving away free home staging advice to your clients, did you ever stop to consider that your passion for interior design and talent for home staging could make you a lot more money than collecting real estate commissions?
Depending on where you live, you can earn anywhere from 0 to 0 for a single home staging consultation. And your only real expenses are your fuel because everything else is billed to the client. Remember, that’s only the money you’re making from home staging consultations, that’s not even counting what you can earn if you actually turn some of those consultations into full-blown home staging projects.
Real estate agents, are you giving away your valuable home staging knowledge for free when it could be earning you tens of thousands of dollars per year? If so, you will benefit from reading Debra Gould’s free report about why home staging works in any economy (opposed to how it works in real estate) titled, “Can I grow a home staging business in a depressed economy?”
