Cedar Hill, Tx Apartment Market Report

Looking for a new apartment in Cedar Hill, Texas? Maybe you’re just doing research on Cedar Hill apartments and you’re looking for rent information and area statistics. If so, you won’t be disappointed. Renters looking for an apartment in Cedar Hill can look forward to many great neighborhoods and luxurious apartment communities to choose from.

Cedar Hill is a city in both Dallas and Ellis county located sixteen miles south of downtown Dallas. With an estimated population of 44,422 and a median age of 32 years, Cedar Hill has something to offer anyone. Like many cities in the Dallas / Fort Worth Metroplex, the economic stability of Cedar Hill is based in the strong employment market of the city. Therefore, residents have many options for employment and have benefited from the opportunities available and the median family household income in Cedar Hill is ,416. Just as important as employment opportunities to renters looking for their next home is the educational options for their family. Cedar Hill residents are served by the Cedar Hill Independent School District with only a small percentage served by Duncanville and Midlothian Independent School Districts. The quality of the school system within any city is crucial to the success of both the city and its residents. Cedar Hill also has something to offer to renters looking for recreational and cultural activity outlets. Residents and visitors alike enjoy Cedar Hill for their Boxcar Club, a restaurant and bar that is partially constructed from an old railroad box car. Another interesting fact about the city of Cedar Hill is that it’s had a major economic boom in recent years with several large retailers finding a home in one of the newly developed retail centers.

Throughout the city of Cedar Hill, there are a grand total of ten apartment communities offering approximately 1,458 individual units for lease. These Cedar Hill apartments come in a wide array of price ranges, with the average one bedroom apartment renting for 8 per month. If renters are looking for a two bedroom apartment in the Cedar Hill area, recent data suggests that the average rent is approximately 9 per month. For renters that may need more bedroom space, they will find the rent for a three bedroom apartment in Cedar Hill averages around 3 per month.

With so many options to choose from in Cedar Hill, many renters look beyond just the floor plan of an apartment community’s available unit. Most renters are looking for a few “extras” that make the apartment community stand out from the competition when conducting the search for their next apartment home. These “extras” are typically referred to as the amenities of an apartment and can include unit specific amenities such as fireplaces, flooring options, and washer and/or dryer connections; or they can also refer to amenities that are included for the entire apartment property such as covered parking, on-site workout facilities, gated access, and in-unit security. Consequently, most of the apartments in Cedar Hill offer a variety of amenities. For example, if a renter requires upgraded parking options as a necessity for their next apartment home, five apartment communities offer covered parking if you would rather not park your vehicle in the open areas. If covered parking isn’t enough, three apartment properties offer assigned detached garages and an additional property offers a garage that is attached to the apartment unit itself. In most cases, renters may prefer a specific geographical location within the city, also known as a neighborhood, due to employment commute or school zoning, but still have very specific amenities they are searching for. This may make the search slightly more limiting, but with so many options available in Cedar Hill, it definitely does not make the search impossible. With the right resources, a renter that needs an apartment in a particular school zone within Cedar Hill’s school district, for example, and they also need upgraded parking options, they would be able to narrow their search down and list only the properties that meet their needs.

While the apartment statistics included in this article don’t conclusively depict the individual diversity of every apartment community in Cedar Hill, they do help to identify the many options that renters have among the Cedar Hill apartment market, as well as the challenges that renters can face without taking advantage of the right resources. Using an apartment locator, a service firm of licensed real estate brokers who specialize in acting as an intermediary between the apartment communities and apartment searchers, can not only save renters time, but can also ensure that they are aware of all of their options considering their personal apartment home criteria. One of these apartment locating firms, UMoveFree, Texas’ largest apartment locating company, allows renters to register on their website and search the most all-inclusive apartment database available online for the Cedar Hill area. Because renters are able to limit the search results to display only apartments for rent that meet their exact criteria; which can include number of bedrooms as well as required amenities, as well as view photos and floor plans online without visiting a single apartment community, this resource can really help to focus the renters’ time and attention to a select number of apartments that are guaranteed to meet their needs.

How to save money when renting an apartment

Save money when renting your apartment.

Finding the perfect apartment is often a challenge. Things to be considered include location, parking availability, security, amenities, size, pet regulations, and so forth. Yet even with all of these things considered, most of them don’t touch upon the most crucial consideration of all: money.

It can be quite easy to save money when renting apartment and I’ll draw from my current experience in an apartment in which I am saving a ton of money while living in a relatively decent apartment.

The first thing to realize is that many apartments rent out based on apartment size and not much else. But what good is a large apartment if you have to heat it, cool it, and fill it with furniture? This leads to one very important way to save money when renting and this is finding an apartment that includes amenities. Now at the very basic every apartment lease should cover the basic rent and at least natural gas if the place has a gas stove and also cold water should be included. But settling for that won’t save you much. More and more apartments offer all inclusive packages including the one I live in currently. It is becoming popular to offer these packages as they allow residents to use all of what is included in the rent as much as they’d like.

For example in my apartment, my rent covers all electric (also the heat/ac is powered by electric), hot and cold water, and up until a month or so ago internet and cable. This is a huge savings in a day and age where most people have computers, electronics, and other devices that use a lot of power. Unlimited usage of included utilities is a great feature and great for people looking for a truly fixed living expense.

Of course many apartments still have utilities as a separate expense, but there are still ways to save money renting in those as well. Some apartments offer furnished options which is like renting your furniture, but often rates as low as 50 dollars a month will fully furnish your apartment with desks, beds, dressers, tables, chairs, and such. This could save you money if you don’t have your own furniture and plan on staying in an apartment under this kind of plan for only a year or two.

Also saving money can also be done in looking at other features included in an apartment complex that may not seem to save money. Parking is one that apartment residents complain about often, so an apartment with free or inexpensive private parking is a good deal. Apartments that offer free (and sometimes small) gyms can save you a gym membership and apartments that are near public transportation can save you money when you commute.

Another overlooked way to save money is to look at the security an apartment offers. Complexes with keyed entries and cameras are often safer and less likely to be robbed. People often overlook getting apartment insurance for their belongings, but a secure complex can minimize the risk of robbery thus saving you from having to replace your belongings. Seriously, people tend to overlook this and go for dirt cheap apartments that offer no security and end up spending hundreds replacing their things.

Perhaps the most obvious way to save money on an apartment and the most classic way to do so is to split the apartment with a roommate or two or more depending on the size. Splitting an 1100 dollars a month apartment with one person means you’ll only pay 550 a month for rent. Just ensure that the fellow apartment resident can pay their share on time every time.

Keep in mind that when shopping around for an apartment, size isn’t always the best indicator of quality. Paying X amount for alot of square feet doesn’t mean anything if the apartment is rundown or if you still have to pay for utlities, find furniture to fill all the space, and secure the apartment. Also ask around and check reviews to see if your potential home is worth the money and a decent place to live; an added bonus to checking reviews is that many apartment review sites offer discounts if the apartment is found through them, usually around a 100 off the first month’s rent.

10 Tips on Renting a Buenos Aires Vacation Apartment

Article by winston jenkins

Buenos Aires is a hot tourist destination and has a great assortment of affordable, quality vacation apartment rentals which are a perfect alternative to traditional accommodations. Don’t make assumptions when renting a Buenos Aries vacation apartment. No matter how, or with whom, you book your Buenos Aires vacation rental consider these 10 tips.

1. Overnight flight

Most flights from North America and Europe are overnight flights, arriving in Buenos Aires the next day. Be sure you know exactly when you will be checking in and checking out of your Buenos Aires vacation apartment. Exact arrival and departure dates are important because you will be signing a rental contract and breaking the contract may cost you.

2. Win-win discounts

Requesting deep discounts when booking a Buenos Aires vacation apartment is not a good strategy. Most apartment owners and professional agencies will ignore aggressive offers because they have already competitively priced their property. The best approach is to establish a relationship with the rental agency or owner. Let them know what you want, and do not want, in a vacation rental. After you have built some trust, then approach the subject of discount, keeping in mind a “win-win” strategy for both renter and owner.

3. Enjoy your last day

Make the most of your last day in Buenos Aires by booking a late check out. Standard check out time for Buenos Aires vacation apartment rentals is 10am to noon. Most North American and European flights depart Buenos Aires late at night, which means you don’t need to be at the airport until 6pm or later. Book a late check out and enjoy your apartment your entire last day. Keep in mind that Buenos Aires evening rush hour starts at 5:30pm and it takes about one hour to travel from your apartment to Ezeiza International Airport.

4. Don’t try this failed strategy

“I’ll find the perfect apartment the morning I arrive in Buenos Aires!” It’s not likely to happen. This last minute strategy sends a message of disorganization and lack of seriousness to most Buenos Aires apartment rental agencies and property owners. And, why waste your first days searching for an apartment when you should be enjoying your vacation.

It is difficult for rental agencies or apartment owners to show vacation rentals because the apartments are either occupied or have confirmed future reservations. Also, owners and agencies don’t like to take the time and expense of showing vacation rentals because of no-shows. Keep in mind too that Buenos Aires apartment rental agencies take Saturday and Sunday off.

5. Widen you search

Are you going to spend every day of your vacation in just one neighborhood? Hopefully not! Don’t rule out other fine neighborhoods if you can’t find the Buenos Aires apartment you are looking for. Recoleta, Retiro and all of Palermo are safe, wonderful neighborhoods for tourists and businessmen. Palermo Soho deserves the favorable press it receives, but truth is other areas of Palermo, and all of Recoleta, offer a better selection of high quality vacation apartment rentals. So, widen your search to find the Buenos Aires apartment that is right for you.

6. The whole story

Vacation apartment photographs tell the story, but not the whole story. Be careful with photographs that have been over edited. Ask the Buenos Aires vacation apartment rental agency or apartment owner this simple question, “Is what I see on the web site exactly what I will see when I walk in the door?” The answer may surprise you.

7. Do you PayPal?

Many Buenos Aires rental agencies and apartment owners do not accept credit cards, and insist on wire transfers or cash payments. When it comes to personal identity, safety and ease of use PayPal is one of the best methods to pay the reservation deposit and rent. Ask your Buenos Aires apartment rental agency if they accept PayPal. This will protect both you and the apartment owner, and eliminate the need to travel with cash.

8. Stingy ATM’s

“I’ll withdraw my rent from the ATM the morning I arrive in Buenos Aires”. No you won’t. Buenos Aires ATM’s are not generous in dispensing pesos, and even stingier with US dollars. The most you can withdraw from a Buenos Aires ATM is 300 to 500 pesos. Good luck with dollars; ATM’s in Buenos Aires are usually out of them.

9. Can I pay in pesos?

All Buenos Aires vacation apartment rentals are priced in United States dollars. That’s the way Argentines do business. Your vacation apartment rental contract will be written in US dollars, not pesos. Traveler’s checks and personal checks are not accepted. So, when you check in, be prepared with the exact amount you owe in US dollars. Or better yet, pay in advance with credit card.

10. Go remis

There is no train or subway service at Ezeiza International Airport. All authorized ground transportation companies at Ezeiza basically charge the same rates. Save yourself valuable time by reserving in advance a remis, which is a chauffeured car, to take you directly from the airport to your apartment. The cost is reasonable and generally runs US for 2 adults. Ask your rental agency or apartment owner to book a remis for you. It takes about 2 hours from the time your plane lands to clear Immigration, claim your luggage, clear Customs and drive by remis to your Buenos Aires vacation rental.

Tips On How To Save Water In Your Apartment

To save water in your apartment, the first thing you must do is make sure there are no leaking faucets. Call your building service team right away if you find one. In the case that you are responsible for the interior fixtures and you feel confident about following instructions, download them from Google or watch an online video. The same is true with the toilet. You can use food coloring to see if your toilet leaks. Put a teaspoon in the tank. If the toilet water is colored after 30 minutes, you have a leak. It will be necessary to change the flapper device.

The other things you need to know are commonsensical, like turning the faucet off when you are brushing your teeth. When using the dishwasher or doing laundry, only run it when you have a full load. Don’t use the permanent cycle because it uses more water than the regular cycle. When you need to wash a smaller load, adjust the water so it uses a lesser amount.

You can save most water in the bathroom. Purchase a toilet tummy for only .00. By utilizing a toilet tummy, you can conserve 7 gallons of water or more each day. You can simply hang it inside the side of the tank. It normally lasts for years. Another very effective way is to buy a faucet aerator for.60. Having one faucet aerator can save you from five to ten gallons per day. This device controls water flow. Same thing goes for your showerhead. Make sure to replace your showerhead if it does not control the flow of water to maximize savings. All of these items can be easily purchased at Home Depot or Lowes.

Additionally, by pass the bubble bath.

Get To Know Your Neighbors In A High Rise Apartment

Introduce yourself when you see one of your neighbors. This is usually in the elevator or the laundry room.  Greet them and tell them your name.  Extend your hand, most people will respond to a handshake.  You might have to jog their memory by telling them for example: ‘I live 2 doors down from you’.  Be sure to get their name.  Keep the encounter short; you don’t want to give the impression that you’re going to start asking for favors or knocking on their apartment door at all hours of the night.

Offer a token of friendliness.  If you like to bake, make a batch of cookies and put a few in a bag and hang them on your neighbor’s doorknob.  If baking isn’t your forte, an apple will do.  Attach a lighthearted note saying that it’s from ‘Marcia in 15G’.  Put one on every door on your floor.  Next time you see them, they will thank you and the ice has been broken.

Lend a hand when it seems appropriate.  If you see your neighbor returning from the supermarket with several bags, offer assistance.  Carry some of the bags to their apartment; after all it’s only down the hall.  Hardly an inconvenience.

Exchange telephone numbers, especially with the single neighbors.  They like to know that there is someone that they can call if they need help.  It could be for a medical emergency or help with hanging a picture on the wall.  But don’t ignore those living with partners.  They also like to know that there is someone on the floor that they can count on.  Before you know it, a tightly knit group has been formed and new friendships have been made.

How to Prevent Pipe Freeze in Your Apartment

How to Prevent Pipe Freeze in Your Apartment

If you live in an apartment complex, you still may need to take care of the pipes during severe weather conditions such as extreme cold or snow. The following are tips that can help but unfortunately they cannot guarantee anything.

First thing to do is to open all your faucets (both hot and cold water) in your apartment to allow a very thin trickle of water to flow through the water lines, and allow this through the night. Also makes sure that nothing remains in the sinks such as dishes, silver ware, clothing or rags).

Next leave all the cabinet doors under the kitchen sink and in the bathroom open so that the pipes will be ventilated with warm air as well as the bathroom and kitchen doors open too.

Make sure to leave the heat turned into auto and the thermostat should never go below sixty degrees, especially if you are going to go out of town.

And if you plan to be out for more than two days do not leave the water on but do leave the bathroom and kitchen doors open, so that the air can circulate.

For anything unusual or if your water does not come on or if you see leaking in the foundation of the building notify the leasing office and the maintenance team, so that they can come and check the problem; usually it will be priority and considered an emergency so that they will come the same day.

Be Free of All Insects in Your Home or Apartment

There must be an easier way

Do you get infested on a seasonal basis with ants, or maybe semi-permanent roaches and whether you live in your own home or apartment find yourself calling an exterminator finding that after even a few weeks go by having to call them again for a return sweep. And what about an infestation of bed bugs. They are very difficult to get rid of and sometimes even your bed linen and clothes has to be discarded at great expense to you and your family. I have heard of families having to find another place to live in order for professional exterminators to come in and go through their whole appartment with toxic sprays. Some types of extermination methods wrap the whole multiple apartment building with a strong plastic wrap type material and then heating the interier of each appartment to a temperature of 220 degrees fahrenheit for several hours. At this temperature bed bugs are supposed to be killed. They were not always exterminated the first time around. Some tenants ended up leaving their appartment permanently after having to discard much of their recently purchased belongings.

There is an easier way

Several months ago after searching the internet for safe ways to exterminate the bed bug and possibly a whole line of other insects that invade people’s homes and appartments. It took me a while but with some persistance I came accross a product being used in the filtration of fat in deep fryers along with filtering the water of outdoor and indoor pools. The product itself also advertised its ability to kill ants, roaches, fleas, silverfish and earwigs, but there was no mention of its ability to snuff out the pesty beg bug. A couple of days later I called the manufacturer and was told that the substance, DE [diatomaceous earth] would kill this elusive bug. It accomplishes this action through dehydration. I was told that because the DE powder is extremely fine and to wear a mask if I decided to use it for this purpose.

Is there a special process that will kill these bugs?

Knowing of a kneighbor having a problem with “bed bugs” I decided to try it out. I was going to purchase an empty fine mist spray bottle but after some conversation with the DE manufacturer and being told that this would not work for spraying the DE into the walls at the switch plates and outlets in order to squirt a clout of this fine powder into the walls in order to cover some of the wires. I found that the only thing I could use was an adapted ketchup squirt container also used for mustard. I would first remove the switch or outlet cover plate, tip the almost filled container on its side while plugging the opening with my finger. I pointed the opening at the switch mounting in the wall and abruptly squeesed it. A cloud of the powder was directed into the wall. The plate was replaced and this procedure was repeated with all other switches and outlets throughout every room in the appartment. It took a few days, the package says about a week and the intruders began dissapearing. The cost for a one and a half pound box was about .00. It takes some elbow greese but you can’t beat the cost. Just do a search for DE [diatomacious earth] and you’ll find a few sources.

The fame of state-of-the art living has captured almost the attention of city dwellers to shift from the traditional apartment to condominiums. Considering appreciation, condominium appreciate more are even less than a home. If looking for an investment, it is better to invest in condo rather than feed the landlord with rents but never acquire ownership.Maintenance? Hidden cost? While it is true that being affordable and a potential for appreciation are some of the key advantages of a condominium, taxes are still being paid since they are now owned rather than in rent- just the rental fee and no tax. Adding to it, unit owners also pay for the HOA or the home owners association membership dues and even special assessment to augment the cost not anticipated by the membership. In renting apartments, the landlord is responsible in giving the necessary fee to cover the cost of the maintenance. Unlike in a condominium, the maintenance services are provided vary between different HOAs.Property and ObligationOwning a unit in a condominium is sharing in the fraction of the whole building. Once the unit owner accedes to the contact he is obliged to abide with the contract, its conditions and restriction. Failure to abide with this rules can cause the rescission or termination of the contract. While having a unit attaches with it ownership, it does not mean major changes or alterations can be made. Any changes is subject to the approval of the HOA or the company rule. Buying a home is the best option when changes is in mind.Right to PrivacySimilarly, both living in a condominium and an apartment requires to be considerate with the neighbors. Only a portion is owned or rented. That only entitles them to that specific portion. To enjoy more privacy, an owned home is best.
