Philippines: High Yields on Metro Manila Condominiums

The rental returns from letting residential condominiums in central areas of Metro Manila range from 8% to 15% yearly, according to a survey just released by the Global Property Guide (www.globalpropertyguide.com).
The smallest apartments in each segment earn the highest yields. For instance, studio apartments in the prime areas of Metro Manila can earn around 13%-15%. But the highest returns are available on the smallest studios (30 sq. m.), which earn rental returns of an average of 15.1%. Larger studio condos (40 sq. m.) earn slightly lower returns (12.9%).
The same pattern holds in other condominium segments. One to two bedroom units (measuring 50 – 90 sq. m.) earn around 12%-15%, but the highest returns can be earned on the smaller (60 sq. m.) condos, which earn rental returns of 15%. Larger 1 – 2 bedroom condos (80 sq. m.) earn rather lower returns (11.5%).
“The pattern is unusual,” says Matthew Pollock, publisher of the Global Property Guide. “Instead of a smooth progression from high yielding units to low, we have high to low with high-yielding ‘ridges’ or ‘lumps’ at particular apartment sizes – which correspond to the smallest case of a particular number of bedrooms.”
Investment plus
Interest rates in the Philippines are at historic lows, making such condominium unit returns highly attractive. At present 364-day T-bills yield less than 3.82%, while interest rates on one-year time deposits are around 1.5% – 2% annually. A five-year time deposit returns only 5% per annum, and a 5-year T-bond earns 5.68%.
Demand for residential condominiums in Metro Manila has been boosted by strong economic growth, particularly by the rapid growth of business process outsourcing firms, including call centers. Call center agents form a new breed of young urban professionals with tremendous purchasing power. Because most call center agents work at night, they need condominium units that are right next to their work place.
“The lesson is clear – to earn good money, buy a small unit in Metro Manila’s business districts, with very small rooms. The returns will be significantly better than in most cities in Asia,” Pollock says.
The growth of the condominium sector has also been helped by the fact that they are free from the title registration and property appraisal problems which commonly hound landed properties in the Philippines.
Foreigners are also allowed to purchase condo units, as long as the foreign component does not exceed 40% of the building. There is no rent control for units with monthly rents above P10,000 (US8). Under that level, the Rent Control Act limits annual rent increases to 10%.
A significant expansion of the mortgage market has recently occurred in the Philippines. Banks are keen to lend up to 70% of the purchase price. Adjustable rate mortgages are available at interest rates of 9% to 9.99%, with fixed-rate loans of 5+ years costing 1% – 1.5% more.
Excessive taxation
Potential investors, however, should beware of the very high taxes and fees they may have to pay on their condominium units.
For instance, value added tax of 12% is imposed on units with monthly rents exceeding P10,000 a month (US8). The rental income of non-resident foreigners is charged a final withholding tax of 25%. Residents, on the other hand, are charged 5% creditable withholding tax.
Round trip buy-sell costs for property transactions can reach up to 35% of the selling price because of numerous taxes and fees, such as VAT (12%), capital gains tax (6%), not to mention the very high real estate agents’ fee (5%), and other registration costs.

In my experience as a Langley realtor, it is very easy for novice buyers to buy wrong, and therefore extremely important for them to have a well thought out purchase plan. A plan helps you to fully consider the reasons behind why you are buying. When you know what is really important to you vs. what would be really nice to have, you are much less likely to get swept up in all the excitement and make a poor buying decision.
When making your plan for buying a condo or townhome, be sure to think about the following:
Have a realistic budget and know what your top price is. The goal of your Langley realtor should to get you the best value possible without overtaxing you financially.
If you are considering a floating rate mortgage, crunch the numbers and ask yourself if you could continue to make your mortgage payments with interest rates several points higher than they are now.

Is the complex self managed or professionally managed? Professionally managed is usually a better choice – owner managed complexes may not have the expertise to accurately forecast maintenance costs and budget accordingly. Higher maintenance fees are usually a lot cheaper in the long run than costly repairs that stem from poor maintenance.

Do they have an adequate contingency account? Having a proper financial cushion is desirable as it can protect you from the shock of large financial levies in the event of an unforeseen problem.
Does the association have any outstanding legal issues?
Look over the minutes of previous meetings – look for any signs of upcoming expenses… see if there are any recurring issues or contentions. Do these issues have an impact upon you?
The regulations
Know the rules and regulations for your unit – Are they consistent with your lifestyle?
Can you own pets? If so how many, what type and what size?
Does the complex have restrictions about certain activities or noise levels? If you are a car repair enthusiast you will want to make sure your potential complex doesn’t have bylaws restricting your ability to work on a car outside your unit.
What about long term guests? If you have frequent guests that stay for extended periods you will want to find out how the strata feels about this.
What parts of your unit are you are responsible for and what parts are joint responsibilities? If you are planning extensive interior renovations your strata may have something to say about it. It’s always best to check before buying than to assume that it won’t be a problem.
Check to see if the unit can be rented. If units can be rented find out how many units are currently owner occupied vs. rented AND how many units can be owner occupied vs. rented. This is an important issue that can affect the resale value of your unit as well as your quality of living. It is generally preferable to have owner occupants as neighbors
The structure
Was the structure built as a condominium or townhome complex? Or was the structure converted from apartments into its current form? Conversions can look very nice with all of their new finishes, but they can have noise and insulation problems.
Your building inspection – having a building inspection done for a condominium or townhome unit can be somewhat different than for a traditional house. Although you are buying a unit, some costs that you might face may be associated with other units as they fall under the responsibility of the association jointly. And some problems may not be discernible without invasive or destructive investigative techniques. In addition to getting your own building inspector who specializes in condominiums and townhomes it is a good idea to ask the strata if they have a comprehensive building inspection survey conducted recently by independent engineers and have your inspector look it over.
Is there a sense of community in this complex? Often you can get a sense of community fairly quickly just by spending time in the common areas.
Do people seem friendly? Do they smile and make eye contact?
Is pride of ownership displayed in the common areas and outside individual units?
Talk to some of your potential neighbors. Introduce yourself and see what they are like and how they react
The ‘extras’
Does your unit come with a parking spot? If so where is it? Having a parking spot 300 meters away from your unit may not seem like a big deal initially, but you may feel differently when you are carrying a bunch of grocery bags by hand 3 months from now…
Storage – does the complex have extra storage? Is it communal? Is it free? How secure is it?
Pools, hot tubs and other amenities – are they well maintained? Would you want to use them? Is there adequate liability insurance to protect you if someone gets hurt while using them?
Get a professional opinion
Even if your realtor is a condo and townhome specialist, you should still consider having a real estate lawyer go over the rules and agreement for your complex. Spending a few hundred dollars to get some expert legal advice can be a very smart investment!
Once your plan is in place, you are in a better position to find the right complex and unit… and well on your way to owning your perfect home!

How to Rent a Unit Without a Property Agent?
style=”text-align:justify;”>Many people has a misconception that in order for a unit to be rented out or vice-versa, you need a property or real estate agent. The truth is you can actually do it yourself. Well, in the past where Internet was not so widely used, to a certain extend, an agent is usually required to do the job due to the work involved.
What are the work required from rental agents?
1. The agent needs to publicize the intention of the landlord to rent out the apartments, flats, condominums or house with details and indicating the desired rental price on the papers.
2. Another agent who incidentally has ready tenants will try to contact the agent putting up the advertisement in the hope tmatch the deal.
3. The agent will then liaise with their clients, the landlord and the potential tenants to the apartment or the material real estate for a viewing session.
4. The agent representing the landlord would provide a standard copy of a tenancy agreement which terms and agreement clauses can be found anywhere on the Internet for both parties, the landlord and the tenant to entered into a tenancy agreement.
5. When the deal is done, the agent who represents the landlord will take his commission which is equivalent to half of a month’s rental fee if the tenancy agreement last for 2 years, the commission will be equivalent to a month’s rental fee. As for the agent representing the tenant, he will get the same amount from his client.
But, as Internet became more and more widely used, this has really in my opinion eliminated the need for an agent to get involved in sourcing for tenants or landlords. Tenants and landlords can placed their advertisements anywhere like property forums, for example, Property Guru to indicate their intentions without the help from agents.
I do not see much value to get agents involved in rental agreement because tenancy agreement format can be found anywhere readily on the Internet and if there is any issues or disputes between the landlord and the tenant, it will still fall back on the tenancy agreement. If there is a need to take up a civil sue against the other party, the tenancy can be easily referred to.
Having a witness to your agreement may helps legally when dispute over the signing of the agreement occurs. But generally, I would say it is more cost effective if you were to get your own tenants or source for your very own apartments or unit for rental.
In times of rental scams, the case will be handed by police and there is nothing your average property agent could do. That is why, in my opinion you do not need an agent for rental agreement. The standard market knowlege landlords and tenants should know is that usually, tenants need to pay a one month security deposit with renting an apartment, unit, flat, house or condominium. This is a form of collateral in the event when any parts of house was found damaged by the tenant and/or default rental payment.
If the tenant fails to pay the rent for a month, landlords have the rights to evict the tenant as per typical tenancy agreement. If the tenant persisted not to move out, landlords in most countries in the world would be advised to seek court’s eviction order for the tenant to move out from the property.
It is not hard if you learn more about tenancy issues and it is really not essential for agents to get involved. But it is still up to individual eventually.

Travel Diaries: Hong Kong
Going to Hong Kong was something I had always dreamed of doing since I was little and reality came to pass! I was privileged enough to take my family with me in May and we spent a week there. What followed was a week of non-stop walking and it seemed like half of our time was spent on the MTR (the local train service), but what we would see was like we were in Heaven.
Hong Kong is situated perfectly on water, with the mountains surrounding the city. The city seemed like a model because of its organization! Condominiums, apartments, and office buildings were all arranged in an almost perfect way, which makes the city very comfortable. As we walked around the parks, there was no litter and the people seemed very content with their city.
I almost became a professional at using the MTR. This train took us to everywhere we wanted to go and would be familiar to us over the next week. When my wife heard about a market specifically for ladies, that was suddenly put first on the agenda. I found myself carrying two Luis Vuitton purses, and my daughter as she used her free hands to try on Chinese silk and other styles of clothing. Temple Street market was next on the list and it was my turn. She was carrying everything and I was trying on Rado watches and buying Hong Kong shirts for gifts for my family. The money was running low that I had budgeted for the first day and we were headed back to out /night luxury hotel that was indeed top notch. Standing by the window and viewing the whole city was worth the little money we paid in itself.
When we found out that Hong Kong had a Disneyland, we thought our daughter would enjoy that. Mickey, Mini, Cinderella and more were there for my daughter’s eyes to feast on. The pictures we got with them will last a lifetime and that alone may have made the whole trip to see my daughter’s glowing face. To top that off, we ate dinner with Mickey and Donald Duck at one of the Disneyland Hotels. We probably spent more on dinner than all of the shopping put together, but then again, there is no price tag for memories like the ones we got from that trip.
Hong Kong is a dream and if you can make it a reality, you will understand why it is a dream!
