The Importance of Automating Your Real Estate Business

The pattern followed by successful entrepreneurs in real estate or any industry is to begin by learning the process hands on and taking responsibility for every operation, then to automate and delegate every part of the process so that it happens with less and less help from the entrepreneur. All real estate investors wear many hats when they begin, but eventually find ways to replace their own labor and free up their time.
One element available to allow you to free your time is technology. Real estate is an information business, and a few common and inexpensive pieces of equipment and software today can allow a single person to accomplish informational feats that used to require a fully equipped office and a secretary. The technology associated with the internet, like email, websites, and autoresponders, allows for mass marketing from your PC (or Mac).
Many of the functions necessary to run a real estate business can also be provided by other business that perform these services. Think beyond the conventional real estate services: agents, appraisers, brokers, contractors. Think of list brokers that compile lists of leads for you, mailing houses that distribute your direct mail campaigns, mailbox services that receive and automatically scan and upload incoming mail, virtual closing coordinators that handle closings, and more. They all exist.
And for functions of your business that are not preexisting services provided by a company or professional, there are still at least two more possibilities: virtual assistants and freelancing. Virtual assistants can be given detailed instructions and collect pay by the hour as a vendor, not as an employee. Projects or ongoing work of almost any sort can be hired out to freelancers, who provide professional services of all sorts.
The lone entrepreneur is a myth. Even a successful one-person business will interact with people in other businesses in the types of ways mentioned above. But there are at least four ways to work with other people in your business as well.
If you have a job for somebody to do and the resources to support it you can employ someone in the traditional way, as a W-2 employee. Or you can hire someone on a contractual or commission basis as a 1099 employee (freelancers, mentioned above, would fall under this category, for example, as would commissioned salespeople).
Besides hiring employees you can work in cooperation with another person to split profits. This can be done in an independent manner by splitting profits from specific transactions, for which a joint venture agreement is useful. It can also be done by teaming up with someone to become equity partners in some fashion, where you share control of your business. All of these arrangements can be beneficial under the right circumstances.
Perhaps the most classic ways to automate a business are by referrals and mentorship. The most successful real estate investors have put in the time and organization to develop a referral network that keeps a steady supply of deals moving towards them. This is the easiest way, over time, to keep a business going and growing. Many also follow a model of mentorship, helping other investors with information and coaching in exchange for bringing business or supplying leads.
The aim of automating your business is not just for the sake of more profits, but for the sake of your personal freedom and the success of your business. Ideally you would probably like a business that keeps working and growing long after you are ready to do something else with your energy.

Some Great Apartment Storage Ideas

We know the common scenario: The junk is piling up and space is running out. We have all been through this routine umpteen times and living in an apartment with all this junk can prove challenging when looking for places to store things.

You can only stuff so much in your closet before the door busts off its hinges. It’s time to stop shoving things in boxes in the closet and use some of these creative storage and organizational ideas that will help you keep the junk under control. Wall Shelves- Take small storage pieces like a two shelved shoe organizer and attach them to the wall to create wall shelves that can easily house books, collectibles, and other little conversational items.Mobile Storage Unit- Find a cheap plastic multi-level storage shelf unit and attach some easy to attach casters or wheels to the bottom. Add a few small containers and/or bins to those shelves and suddenly you have a rolling organizational masterpiece ideal for storing shoes, socks and undies, tools, and other small items.Storage Bench- This is my favorite storage idea! Basically, get a hold of an old upper kitchen cabinet or even buy a new one from Home Depot. Add some feet to the bottom and attach seat cushions to the top. Suddenly, you have an awesome sittable piece of furniture with storage space underneath the seat.Stacked Bench Bookshelf- How about this: Stack three colored simple wooden benches on top of one another against a wall. Throw a standing clock on the top and line each bench below with books like a bookshelf. Make sure and add some attached support from the wall and, viola, you have a standing bookshelf.Organized Entryway- When you come into your apartment, think of all the junk you bring in with you. From coats and hats to phones, mail, and keychains, the amount of stuff that you bring in with you and empty from your pockets far out number the junk going out. So, keep it all close to the entry. Line you entryway walls with hooks to hang coats, keys, and hats. Set up a small shoe organizer to keep those muddy foot pieces on the linoleum floor. Install some hanging drawers and a wall shelf to store the mail, tax write off receipts and other small pieces that get lost anywhere else in the apartment. Add a piggy bank or a cool change jar to the mix to chunk all the spare change that dump out of your pockets. Lastly, put a small, tasteful waste basket near the door to rid of the candy wrappers, unneeded receipts, and other bits of trash before it enters your lair.

If you are having some organizational issues and your apartment is getting cluttered from random items of junkness entering your abode everyday, try a few of these ideas to get things organized. The organized entryway and the storage bench really upgraded my living and lifestyle. If you can only try a couple. Try those!

Managing Your Real Estate Business Remotely

In recent years a term has arisen for a new mode of operation of the real estate entrepreneur. This term is virtual real estate. As the digital revolution has changed whole industries and allowed for unprecedented freedom for those who engage in business activities, real estate has been affected by the development of new technologies and new methods of doing business.
Virtual real estate refers to the concept of running a real estate business that exists nowhere but can operate anywhere. As a quick turn real estate entrepreneur you do not need a dedicated office to work from, merely the right equipment, software, and know-how. Nor are you limited to engaging in business at or near your physical location.
The newly evolving concept of virtual business allows you to work how you want, when you want, where you want. If you do business in your local area you should quickly learn that running all over town looking at properties is not the best use of your time. You will soon learn to do most if not all of your work from your home base, and if you can do this in your local market successfully than you can effectively do it anywhere.
Technology plays a key role in this transformation. Having a phone service, fax service, email service, internet connection, and a FedEx outlet nearby allows you to do business in and from any location. But technology alone is not enough. You also have to cultivate key relationships with people in the local market who will cooperate with you to get deals done.
The types of relationships that can be employed are the usual ones: joint venture partners, with whom you act independently but share profits; paid employees, who are compensated directly for their time; and commissioned salespersons, which can include real estate agents who work on your behalf.
There are a few essential tasks necessary for carrying out your business that are location dependent. Coming up with creative ways to handle these tasks is key to your ability to operate successfully as a virtual business. One of these essential tasks is farming and marketing in your target neighborhood by capturing leads and positioning signs, fliers, and business cards within your target market area.
This can successfully be handled by joint venture partners or commissioned or paid employees in most cases. A more sensitive task is meeting with sellers in those situations where it is only possible to deal with the seller face to face. You may choose to have this handled by a joint venture partner or to simply refer those sellers to a local investor and move on.
Another important task is inspecting properties once they are under contract and showing them to prospective buyers. If you are smart about this you will get as much information as you can from the seller but let your buyers view the property themselves and make their own inspection, so this is really a non-task for the virtual real estate entrepreneur, along with attending closings. This can be a friendly way to get to know your buyers and sellers but is not strictly necessary in this day and age.
If you are the type of person who enjoys having the ability to come and go and travel at any time, then freedom is probably one of your highest values and the main reason you were attracted to the real estate business. Use the principles discussed here to design and achieve that freedom.

Freezing Cold Precautions Around your Apartment

Maybe you are just now experiencing winter this year or maybe you are in an area that’s been hit several times by the freezes, ice overs and wintery mixes. There are a number of things that you can keep in mind to help make your apartment life a lot easier during these times of cold.Drip, Drip, Drip- First off, protect those pipes! If you are expecting an overnight freeze, it is very important to leave one of your sinks dripping to prevent the pipes from freezing, busting, and your apartment building having a terrible leak.Plants are People Too- Okay, so plants aren’t really people of course, but they are effected by freezes just as we are and can in fact be killed by being stuck out in the freezing cold. So, if you have plants on your porch, you’ll want to bring them inside if possible. If you can’t bring them inside, cover them with some bed sheets, to try and help sheild them from the blistering cold.Pets- Bring any and all pets inside. Just because they have fur, means nothing in the face of a wintery mix.Heaters- Crank up the heaters to be safe. With a central heating unit you should be in good shape, but to prevent your electric bill from sky rocketing, be sure to turn off the heater when your apartment is not being occupied. Try not using space heaters if possible, but if you do, always remember to use them safely!Layers and Blankets- Break out the ugly old ski jacket or the millions of blankets. Whatever you need to do to maintain your comfort, do it! Trust me, staying warm is well worth the embarrasment of a silly old jacket, or the work of getting your old heavy blankets out of storage.Parking Lot Care- If the roads freeze over and you absolutely must drive on the iced roads, use extreme caution everywhere…especially in the parking lot of your apartments. Let your car heat up a little before you begin driving and be careful if you are sliding around in the parking lot.

Many of us love the winter, but we ALL need to take the right precautions and most importantly, be cautious of the dangers and prepared to overcome them.

Getting your Apartment Ready for Love

Looking for love? Or worse…looking for love in all the wrong places? I think we all know by now that it’s all about living for fun, and just about everyone agrees that much of the fun in life comes from finding the right person to share it with.
From regular, day-to-day pursuits like grocery shopping, working out, or preparing a meal, to life’s more exciting adventures like traveling, going out, or getting close (and maybe a little adventurous), setting the right mood is imperative to finding love. Then when the time is right, the right ambiance in your apartment can make all the difference.
Let’s say you’ve gone out on a great date, the conversation’s fantastic, and it’s time to make a move. You’re looking to make the action in your apartment a little Carmen Electra and a lot less Electric Company. So what can you do to get that Electra?
I’d like to call myself a bit of an expert on the subject. Some may even go so far as to call me a professional. Okay, I think pretty much everyone might say that it’s a self-proclaimed title, but let’s let bygones be bygones and get down to the nitty gritty.
Since I’m such a sharing guy and want my vast knowledge to help every apartment-ite it can, I’m going let you in on some great steps that’ll help you get your place ship-shape for love. Some of you out there need a lot of help (you know who you are) so make sure to pay attention. Take notes if you want to, but let’s get your apartment ready for love!Step # 1 For the Love of cheese, Clean Up – No one, and I mean NO ONE other than Grover gets hot and bothered amid a mess. Pick up around the place, clean up the dirty dishes, get that vacuum in gear, and don’t be afraid to actually clean your own toilet for once. Trust me, fellas, ladies don’t want to see [BREAK] the mold around your sink and the ring around the tub either. Soap scum will make you look like a lazy bum. Hire a maid if you have to. Just make sure your place is as dust, dirt, and clutter free as Mama would’ve wanted. Step # 2 A little night music – When you head for the iPod, think soothing and sexy, not getting’ down and dirty. This one might depend on your personal definition of “soothing,” but Marvin Gaye is always a great choice. A nice acoustic sound like John Mayer or Jack Johnson will always set a great mood too. Plus, other than only turning up the heat, music therapy has proven to provide real health benefits as well as reduce stress. You’ll want to stay away from anything that could potentially bust an ear drum or makes you want to drive fast in the car. Anything you have to scream over to have a conversation won’t get anywhere. And no, the new Snoop album won’t work either. Offensive lyrics do nothing, but kill the mood.Step # 3 Aromatherapy – There’s a reason the perfume and cologne industries rake in billions. Pleasing scents have been proven to soothe stress and can also foster romance. You can use candles, sprays, or even burn a little incense. But don’t overdo it. You can go from suave to cheesy pretty fast with too much smell good. Keep it subtle. Remember: scent is the number one sense associated with memory. Smell great and you’re bound to leave a lasting impression. Smell bad and you’re bound to leave their nostrils flaring and send them running.Step # 4 Comfort is the key – If you’re going to spoil yourself with one expensive piece of furniture, make it a couch with plenty of room for getting to know one another. A couple of smooth recliners may look great and be heaven watching games or movies, but won’t help at all in putting a move on your date. In absolutely no situation should you ever find patio furniture or fold-up chairs anywhere else, but on the patio. Moral of this story: Go with that nice comfy couch. That after-dinner drink can turn into much more with the help of a comfy couch that just invites adventure. The final step…Make it Your Own – Your apartment is your home and it speaks for you before you ever say a word. Remember that when someone walks in, they’ll make judgments about your style, your tastes, and, yes, your sex appeal based on how it looks. Pay attention to the details and you’re on your way to getting more than just a good night’s sleep.

Kicking it Old School in your Apartment

Rumor has it that you like to kick it “Old School” style. Well, why not let your Apartment reflect it?

There are a number of really cool and inexpensive things that you can grab to give your apartment a little “Old School” Flava’. If you’ve been thinking about doing some cool things with your apartment that take you back and now you may have a little gift cash or gift cards to spend, consider some of the following: Nintendo Power – No, I’m not talking about the silly video game magazine that kids used to ache for in the 80′s. Rather, I’m talking about setting yourself up with a system that can play all the old games like Mario Brothers, Tetris, and Zelda. A system like the FC Top Loading Nintendo System that will play all of your old school NES cartridges without any errors. This little machine is really sweet! I recently got one and it works incredibly. I have been trying to break my old records on all my games since…..except…now I’m playing them on a BIG SCREEN! Bottles and Cans….Just Slap Your Hands- Seriously. Hit up thrift stores, junk shops, and E-Bay for cool looking old bottles like the 80′s glass Dr. Pepper bottles or other stuff like that. You can find a ton of great stuff that you can line the top of your cabinets or window sill with that will help with that old school flavor. Boom Box- And I am not even joking. No apartment can really be classified as “Old School” if it doesn’t have a boom box that is easily carry able over one shoulder as you stroll down the street! Movies!!!- Okay…so….there is no justification for keeping old VHS tapes around, but….start expanding your DVD collection to include the movies that really ring true for the 80′s and 90′s. You can grab a ton of DVD’s like The Goonies, Weekend at Bernies, Dirty Dancing, Top Gun, Rambo, and Die Hard for really cheap at most electronic stores. And come on…you can watch these over and over again…can’t you? I know I can and I make my friends too! T-Shirts and Album Covers – Get to a craft store and buy a few matching frames. Then dig through your closet, head to a thrift store, and search online for Old School t-shirts and album covers. You can frame these timeless treasures and throw them up on one of your walls to create a retro-walls that is sort of like a museum of cool. You could also search for old toys like GI Joe’s, Ninja Turtles, M.U.S.C.L.E.S., Barbies, and Care Bears to line some shelves with and show your appreciation for the classics. My buddy, Schultz, framed all of his old Garbage Pail Kids. It looks really cool.
